Information for new Residents


Establishing Residency at Isle Verde:

Security: We are a gated community with on-site guards present from 7AM to 11PM every day. Guests and service personnel must be identified with the gate officer to enable entrance to the community. Entry from 11PM to 7AM can be through a remote opener, provided to all homeowners by the gatehouse, or through a communication box located at the side of the gate house. Officers at the gate can be contacted via telephone at (239) 249-3163. This service is provided by Securitas Security Services USA, Inc., one of the largest security companies in the U.S. The homeowner is responsible for maintaining the accuracy of their guest list at the guardhouse through the Dwelling Live website. Contact Victoria at PMI Gulf Coast (239-593-6246) to access https://community.dwellinglive.com to establish and maintain your guest list. Please review your guest list annually and purge outdated vendors or guests.

Communications: The Isle Verde website, https://verdeway.info/index.htm is used as a communications portal. This website contains Isle Verde information, important documents, newsletters and owner roster. The password for the “Residents Only” section of this site is available through PMI Gulf Coast Property Management at 239-593-6246.

An Isle Verde newsletter is issued periodically and contains information about the activities within the community.

 Internet Service & TV: Internet, phone (land lines) and TV service is contracted through Pelican Bay Foundation for our neighborhood. Our internet and TV provider is Hotwire and information on their services can be found at the Pelican Bay website. Garbage and Recycle Collection: Waste and recycle collection is provided by Waste Management and contracted through the Pelican Bay Foundation. Waste Collection is Tuesdays and Fridays and Recycle Collection is Fridays.

Property Management: Isle Verde has a professional property management company that is responsible for the overall property management of our community. Remodeling and Construction: The Pelican Bay Foundation and Isle Verde Architectural Review Board control any changes that are made to homes and property in the community. Review the Architecture guidelines posted on the Isle Verde website and contact the Architectural Review Board for more information on the process and regulatory requirements for all work planned. Major project work is limited to the off season – May 1st through October 31st. Owners are responsible to review and comply with the association and foundation guidelines.

Service Providers: Service work on your home can take place Monday through Friday between 8:00AM and 5:00PM and must be coordinated through the gatehouse. Emergency work can be scheduled at any time.

Landscaping: Isle Verde landscaping and tree trimming guidelines are posted on the Isle Verde website.

Landscaping of the front street facing part of your home is maintained and controlled by the Association. If you are considering changes to your front facing landscaping, please contact the Grounds Committee. Backyards facing the golf course are maintained by the Association (grass mowed and the border hedge between Isle Verde and the Golf Course). The replacement of landscape materials is the responsibility of the Homeowners. Back patio areas are the homeowners’ responsibility.

Courtyard maintenance and landscape replacement are the responsibility of the Homeowner. Tree Removal must be approved by the Isle Verde Grounds Committee and, in some cases, the Pelican Bay Foundation

Irrigation System is supported by Stahlman England LLC. Irrigation in the pool courtyard is homeowner’s responsibility. Irrigation in front and back yard is Association’s responsibility.

Pool Maintenance: Pool cleaning, chemical treatment, and filter check is performed weekly by Nassau Pool and is included in your Association fees. Pool repairs may be arranged through Nassau Pools or another service provider at the homeowner’s expense.

Parking: Resident’s cars should be garaged nightly for security reasons. Our roads are narrow, and all vehicles must be off the roadway during evening hours to facilitate emergency vehicles. Where possible, guests should park in the driveway during overnight hours. When possible, service providers should park in the driveway. When emergency calls are made, response is provided by the Sheriff, Fire Department, and Ambulance services. Streets must be kept serviceable for these emergency services.

Quarterly Association Assessments: Association fees are due quarterly on: January 1, April 1, July 1, and October 1. The Pelican Bay fees are included in the January 1 billing. Isle Verde Board: The Isle Verde community has a board of homeowners that oversees the activities of the community and is responsible for maintaining and improving the financial, physical, and aesthetic environment of the neighborhood. The Board consists of five homeowners with these positions: President, 1st Vice President, Secretary, Treasurer, and Vice President.
