Maintenance Responsibilities & Contacts


This section outlines which Maintenance items are the responsibility of Isle Verde and which items are the responsibility of each homeowner. Please note that this is not a legally binding document and changes will occur. Remodeling of Homes and Landscape is covered elsewhere. Awnings: Awnings are the responsibility of each homeowner.

Garbage and Recycling: Garbage collection (green containers) Tuesday and Friday mornings. Recycling (yellow containers) Friday mornings. Arrangements for pickup of excess or oversized trash and recyclables can be made at 239-252-2380

Irrigation: Common areas are maintained by Stahlmand-England. Additional irrigation for courtyards/patios can be arranged at each homeowners expense. Contact: Stahlman-England 239-514-1200

Landscaping: Common Areas are maintained by the association by Molter Landscaping.

Landscape inside of courtyards and patios is each owner’s responsibility and the vendor is their choice. Molter Landscaping provides this service for an additional fee. Contact: Joe Molter 239-253-3611

Exterior Painting Guidelines and Schedule:

Isle Verde Homeowners Association Dues include the cost to periodically repaint the homes within the Isle Verde Community. Planned paint refurbishment helps assure that the homes within our neighborhood are properly maintained and the colors comply with the guidelines of the community. Your annual dues include an accrual for the periodic painting of your unit.

Attached is the schedule for the most recent painting cycle.  

House Painting is contracted through the Isle Verde Property Manager. Sherwin Williams (our paint vendor) has informed us that the exterior paint selected for our community will last for 10 years. The association board has decided to set our re-painting schedule on 8-year cycles. The homes are painted in the late spring / early summer (May - July). The paint service includes painting of the exterior of the home (and casita if present), painting the trim, painting of the privacy wall (one side and cap) and roof cleaning. Painting includes stucco and wood but no metal (downspouts are painted only if they have paint on them). Paint colors must be selected from the association approved color options. (Hotlink to Colors) If you elect to change your paint color, there will be an additional fee for a 2nd paint coat.

 The Homeowner is responsible for the clearing of all landscaping to allow for a 1ft access around the home and removal of all hurricane shutters. Also, if you have any repairs that need to be addressed (rotted wood, damaged stucco) please have them completed before painting begins.

Note that the association fees include only painting and roof cleaning on the established 8-year cycle. If maintenance on the paint or roof cleaning (IE; in the event of mold) is required outside of the paint cycle, it needs to be scheduled and paid by the homeowner.

You will be notified by David Garafolo (PMI Gulf Coast) with details regarding the painting of your unit.

Pest Control: Each homeowner is responsible for pest control in their home and on their property. The association sprays for insects in common areas.

Pools: Homeowners receive weekly pool cleaning and chemical rebalancing. Repair and replacement of pool equipment is each homeowner’s responsibility. Contact: Nassau Pools – 239-597-2112

Roof Cleaning: Roof maintenance and cleaning is the responsibility of each owner. Annual use of cleaning chemicals is recommended. The association does provide roof cleaning at the same time and schedule as the Isle Verde exterior painting process.

Tree Trimming: Ilse Verde trims hardwoods and palms in common areas and street side lawns once per year. Current provider is Any Town Tree 239-580-8733. Homeowners are responsible for trimming of trees outside of these areas.

Walls between Properties: Privacy Walls are the joint responsibility of the owners served by these walls. Repair costs are to be split 50/50 unless owners agree on another split. Repairs must be approved by the Architectural Review Committee. Your first call for issues relating to the Isle Verde HOA is PMI Gulf Coast Property Management.
